1. FOUNDATION AND STRUCTURE

• R.C.C. framed structure,

• Floor height shall be 11’0” roof top.

• PCC Mix 1:4:8, for 41/2” thick flooring concrete.

• Brickwork 9” thick for external walls using first quality bricks in cement mortar 1:5.

• Brickwork 41/2” thick for internal partition walls using first quality bricks in cement mortar1:4.

• Internal and external walls with cement plaster 1:5 and ceiling with cement plaster 1:4 thickness of plaster for internal walls 12mm with smooth finish, external walls 20mm with rough finish and ceiling 12mm with rough finish.

2. CARPENTRY WORKS

• Solid Teak wood frame of 5"*3” section withTreated panel door shutters for Main door.

• All internal doors with teakwood frame of 4"*2 1/2” section with thick factory made solid core first quality ISI flush shutters of make.

• All bathroom doors with with top class PVC doors.

• All windows shall be sliding or open UPVC with plain glass and MS grills as per Architect’s design.

• Ventilators with UPVC.

3. DOOR AND WINDOW FITTINGS

• Main door shutter shall have 3 Nos. of 5” SS hinges, 1 no. Lock, 1 no. 8” SS tower bolt inside, 1 no Door Magnet or Door stopper.

• Each internal door shall have 3 Nos. 4” SS hinges, 1 No. Cylindrical lock, 1No. 6” tower bolt and 1 No. door stopper or magnet.

• Toilet doors shall have 3 Nos. S.S. 4” hinges, & handle inside and outside.

• Grill enclosure for Balcony area.

4. TILING

• Double charged vitrified Tile flooring of size 4’ * 2’ or 2’ *2’ for Living and dining, 2’ *2’ tiles for other areas with 3” high skirting.

• The flooring in toilets shall be non skidding type ceramic tiles and the side walls upto 7’ 0’’ height coloured designer tiles as per architect design.

5. KITCHEN PLATFORM

• The kitchen platform shall have thick polished granite top

• One Stainless steel sink (single bowl) shall be provided.

• Glazed tiles dado over kitchen platform shall be to a height of 2’ 0”.

6. PLUMBING AND SANITARY

• Concealed plumbing work shall be with CPVC Pipes of Varun or Equivalent make.

• Parryware, Gravity make or Equivalent closset for each bathroom, One wash basin will be provided for each house.

• All plumbing fixtures shall be chromium plated brass fittings of Parryware or Gravity make.

• The Drainage/ Sewage shall be with 4” and 6” dia. PVC pipes of Varun/Astral/ Equivalent brand. The inspection chambers of size 2’*2’ or required size to the required depth shall be provided.

7. PAINTING:

• Interiors walls and ceilings shall be finished with two coats of Asian ACE Emulsion paint or equivalent make over a coat of primer including necessary wall Care putty (putty for walls only). Internal and Exterior colours shall be of Architects’ choice.

• Main door shall be polished with Varnish polish, other doors shall be finished with one coat of primer, two coats of putty and two coats of Asian enamel paint.

• The exterior walls shall have two coats of Asian ACE Emulsion paint over a coat of primer. Elevation side (as per Architects design) shall be finished with Birla wall care putty.

• MS grills shall be painted with two coats of synthetic enamel paint of Asian paints over a coat red oxide primer.

8. ELECTRICAL WORK:

• The wiring shall be concealed type for three phase power supply with PVC Conduit pipes of required diameter.

• The wiring shall be with Fibros/Orbit/equivalent copper insulated wire.

• All the switch boards shall have metal boxes with anticorrosive paint of required size with modular switches of Colors / equivalent make.

• All the bedrooms and Living room shall be provided with electrical point for air conditioner with 7/20 wiring

• The wires for 5amps shall be 3/20 rating, wire for lights shall be 1/18 rating and wires for 15amps shall be 7/20 rating.

• Each Apartment shall be provided with necessary light points, fan points, exhaust fan points in toilets and kitchen, calling bell point and power point (5amps and 15amps).

• Each Apartment shall have separate three phase EB meter located on the main board.

9. TELEPHONE AND TV CABLES:

• Telephone point shall be given in living room only.

• Provision for individual T.V. Cable shall be provided from terrace to each flat through concealed conduit pipes.

10. OTHERS:

• Adequate light points shall be provided around the building, in staircase area, and terrace.

• RCC Tank will be provided for Over Head Tank.

• MES cable shall be concealed using PVC pipe. TNEB cut out switch shall be provided in Main switch Board.

• Bore well of required depth with Standard Pipe.

• UG RCC Sump and Septic Tank,

• 3’ 6” ht 4 1/2” thick brick parapet wall.

• Open terrace shall be finished with white Tiles over a layer water proofing mixture.
