STRUCTURE

Structural System : RCC Framed structure designed for seismic compliant (Zone - 3).

Masonry : 200mm for external walls & 100mm for internal walls.

Floor- Floor height (incl. slab) : Will be maintained at 2950mm.

ATT : Anti-termite treatment will be done.

WALL FINISH

Internal walls : Finished with 2 coats of putty, 1 coat of primer & 2 coats of Premium emulsion.

Ceiling : Finished with 2 coats of putty, 1 coat of primer & 2 coats of Premium emulsion.

Exterior walls : Exterior faces of the building finished with 1 coat of primer & 2 coats of exterior Emulsion paint with color as per architect design.

Bathroom 1&2 : Glazed ceramic Tile up to 2450mm height of size 600mm x 1200mm above false ceiling will be finished with a coat of primer.

Bathroom 3&4 : Matte ceramic Tile up to 2450mm height of size 600mm x 1200mm above false ceiling will be finished with a coat of primer.

Toilet ceiling : Grid & panel false ceiling.

FLOOR FINISH WITH SKIRTING

Main flooring (Living, Dining & Passage) : Vitrified tiles of size 1200mm x 1800mm.

Kitchen & Bedrooms : Vitrified tiles of size 600mm x 1200mm.

Master Bathroom : Anti-skid ceramic tiles of size 600mm x 1200mm.

Other Bathrooms : Anti-skid ceramic tiles of size 600mm x 1200mm.

Balcony : Wooden finish tile flooring of size 600mm x 1200mm.

All Door Threshold : 18mm thick granite threshold will be provided.

KITCHEN & DINING

CP fitting : TOTO or equivalent

Dining : Granite Counter mounted washbasin and wall dado of height 200mm.

BALCONY

Handrail : MS handrail as per architect’s design. Sill coping with granite.

BATHROOMS

CP & Sanitary fixtures : TOTO or equivalent.

Master Bathroom : Wall mounted WC with cistern, flush plate and health faucet, single lever diverter, spout, Rain shower, hand shower, glass partition for shower, granite counter mounted wash basin and 2’ long tile/ granite flushed shower drain channel.

Other Bathrooms : Wall mounted WC with cistern, flush plate and health faucet, single lever diverter, Overhead shower, spout, granite counter mounted wash basin and tile/granite flushed shower square designer drain.

JOINERY

Main door : Veneer finish full jamb architrave with double side Veneer finish door of size 1200x2300mm with top panel. Digital lock of GEZE or equivalent.

Bedroom doors : Laminate finish full jamb architrave with double-sided laminate finish door of size 1000 x 2300mm. Ironmongeries like Dorset or equivalent lock, Designer door handle, Lock, Magnetic Door catcher, 6” tower bolt, etc.,

Bathroom doors : Good quality door frame with double-sided laminate finish door of size 800 x 2300mm and granite jamb with designer door handle. Ironmongeries like Dorset or equivalent, Designer door handle lock without key. Door bush, 6” tower bolt, etc.,

Kitchen Opening : Good quality laminate finish jamb of size 900x2300 mm and 780x2300mm (wherever applicable).

WINDOWS

Windows : Powder coated Aluminum windows with sliding shutter with see through plain glass and MS grill / Hand Rail on inner side (wherever applicable). Sill coping with granite.

French doors : Powder coated Aluminum frame and doors with toughened glass without grill.

Ventilators : Powder coated Aluminum frame of fixed louvered / open-able shutter for ODU access (wherever applicable). Sill and Soffit coping with granite.

ELECTRICAL POINTS

Power Supply : 3 PHASE power supply connection.

Safety device : MCB & RCCB (Residential Current Circuit breaker).

Switches & sockets : Modular box, modular switches & sockets of Schneider.

Wires : Fire Retardant Low Smoke (FRLS) copper wire of a quality BIS brand Polycab or equivalent will be provided.

Master control switch : Provided in living room.

5 AMP socket (outdoor) : Point provided in the balcony in recommended location.

Foot lamp : Provided in all bedrooms.

Fan point : Provided in kitchen.

USB Socket : Provided in Living room and all Bedrooms.

Kitchen Electrical point : For chimney, Aqua guard point, HOB.

TV : Point in Living & any one bedroom and provision in other bedrooms.

Data : Point in Living & any one bedroom.

Split- air conditioner : Points will be given in living / Dining and in all bedrooms.

Geyser : Geyser points will be provided in all bathrooms.
