Kitchen Walls: Glazed ceramic tiles, up to the ceiling level, above the counter and oil bound distemper for rest of the area
Lobby at stilt floor: Vitrified tiles

Living, Dining, Bedrooms, Kitchen, Passage: Vitrified tiles with 80mm skirting
Toilets, Utility & Balcony: Anti skid ceramic tiles over water proofing and screed
Staircase: Mosaic Tiles/Polished Kola stone
CEILING
Fair face finished with distemper - 3 coat painting system on all ceiling except toilets
60 x 60 cm Moist Resistant Gypsum Board false ceiling grids in toilets
KITCHEN
Black Granite Counter with stainless steel sink of single bowl with drain board
DOORS AND WINDOWS
Balcony Doors: Anodized Aluminum Sliding door
Entrance Door: Polished Teak wood frame with HDF molded laminated flush door
Bedroom Doors: Treated hard wooden frames with enamel painted/polished flush door
Bathroom Doors: Treated hard wooden frames with enamel painted/polished marine flush door
Windows/Ventilators: Anodized aluminum frame with glazed sliding windows
Staircase Railings: MS Railings
Windows/Balcony Grills: 10mm square MS bars as per design
ELECTRICAL
The wiring shall be concealed type for three phase power supply with PVC conduit pipes of required diameter
The wiring shall be with good quality multi strand copper insulated wire
All the switch boards shall have metal boxes of required size with modular switches
The wires for 5 Amps shall be 3/20 rating, wire for lights shall be 1/18 rating and the wires for 15 Amps shall be 7/20 rating
Each flat shall be provided with necessary light points, fan points, exhaust fan points in toilets and calling bell point and power points (5 Amps and 15 Amps)
Each flat shall have separate energy meter located on the main board at ground floor and one common energy meter for common facilities
Each flat shall have independent distribution board with back up provision for generator power of 1KW to maintain the uninterrupted power supply
All the lights/fans/power sockets can be used up to 1KW of generator power in each flat
The backup power will be maintained through a suitable rated generator for common area lighting, pumps and for all the flats (with 1KW for each flat)
The power for Split A/C will be provided for master bedrooms in 2BR/3BR and bedroom 2 in 3BR apartments
The power for water heater will be provided for master bedroom toilet in 2BR/3BR and common toilet in 3BR apartments
Switches and accessories and PVC conduits will be of reputed make as per ISI and IS code
Providing electrical points and fixtures for common facilities like pump room, electrical/DG room and for common areas
PLUMBING & SANITARY WARES
Concealed plumbing work shall be with pressure PVC for cold water & CPVC for hot water supply pipes of specified size of class 3 quality with necessary valves to maintain/pressure suitable for sanitary fittings
Toilets shall have WC, health faucet and wash basin in white colour from reputed make with all necessary fittings
Provision for water heater is provided in master bathroom in 2BR/3BR and common toilet in 3BR apartment
All plumbing fixtures shall be chromium plated brass fittings of reputed make
Kitchen sink shall be provided with swan neck tap
All washbasins shall have PVC battle trap and pillar cock
Soil and waste pipes shall be UPVC pipes (6Kg/sq.cm. pressure) with necessary fittings
The drainage/sewage shall be with 4 and 6 dia. UPVC pipes of prime quality
Exhaust fan provision in toilets and kitchen
Sleeves are provided for refrigerant and drain pipes for split A/C units and drain points are provided for AC condensate water
